Cleaning Before Primer

We begin with a preliminary cleaning of all exterior surfaces of your home to remove loose dirt, salt, and surface debris. This clears the way for the next essential step: treating the surface with a specially formulated, outdoor-safe bleach/fungicide based mildew wash. This treatment breaks down stubborn grime and mildew that prep washing alone can’t eliminate. After that, we conduct powerful pressure wash to blast away even the most stubborn exterior dirt build up.

The result? A clean, smooth surface that primer can properly cling to — ensuring better adhesion, longer-lasting paint, and a beautiful finish that holds up to our harsh tropical weather.

Applying The Primer

After the house is properly mildew / pressure washed and covered, next comes the primer application. Here we choose the appropriate 100% acrylic primer, depending upon the substrate (surface), or oil based primer (if it’s an older redwood or cedar wood home).

By choosing the appropriate primer, we ensure proper adhesion and that the finish coats cover better and have improved “hold out” (longer lasting sheen and color retention).

The Paint Application

After the job is 100% coated with primer, now is the time for the finish coat. We usually apply paint with a spray, allowing for an even overlapping consistency. We may also back roll the finish to further push it into the substrate.

One coat can be applied on some pre-painted / repainted surfaces, but we usually recommend two coats to get a few extra years, if not an extra decade out of your paint job!

    • Is it really necessary to go through all the trouble of prep work before painting?

      Yes, it is really necessary!

      Without prep work, a paint job can last at little as two or three years. Painting over mildew will make your paint job not last and ultimately fail.

    • Can I do anything as the home owner to prepare for the job?

      Yes, removing valuables from property that might interfere with painting your home is a must. Things that can’t be moved will need to be secured and covered (any lighting, hardscaping, landscaping etc).

    • Does the homeowner / resident need to be gone when painters are performing the work?

      Nope! It’s no problem at all for the home owner to be at home while painting work is underway (with the exception of interior painting). We can work around your schedule in the home if timing on paint job and fumes in ambient air may enter the home.
